Custom home building is never simple. But those who have worked in resort communities across the American West will tell you: building mountain homes is a category of its own.

We’ve been building in the Wood River Valley since 1977,  and can confidently say: this is one of the most rewarding places you can build a home and one of the most demanding.

1. Your lot is probably more complicated than it looks

Almost nothing in this valley is flat. The hillside terrain that gives you the views that led you to fall in love with the site in the first place, also create real engineering challenges. Steep slopes, drainage puzzles, and sites that sometimes need additional efforts just to get a solid foundation. Surveying, septic placement, and grading all have to work together before a shovel ever goes in the ground. Every build here is, in a real sense, a custom engineering project before it becomes a custom design project — and the best builders plan for that from day one.

2. The trade community here is small and relationships are everything

Ketchum is a small town. There is a limited number of electricians, framers, and finish carpenters you can call on for your project. The skilled tradespeople who work in this valley know each other, work together constantly, and have their schedules booked well in advance. We’ve spent five decades building genuine relationships with the best trades in the valley. They show up for us because we’ve shown up for them. That’s not something created overnight, and it’s one of the real advantages of working with a builder who has put in the legwork.

3. Most of our clients aren't here during their build

For many of our clients, Sun Valley is not their primary residence (yet). They’re living full lives elsewhere, running businesses, raising families all while building their dream home. That’s a leap of faith, and one we take seriously. Over the years, we’ve built systems specifically designed around absent ownership: detailed progress reporting, photo updates, proactive communication whenever a decision point comes up, and a process we call The Lloyd Way that keeps everyone aligned from pre-construction through final walkthrough. You don’t need to be here every week for your build to go well. You just need a builder who makes sure nothing falls through the cracks while you’re not.

4. Weather and Remoteness are a Package Deal

In Ketchum and Sun Valley, we are above 5,800 feet, several hours from a major city and the seasons run the show. Weather and remote location can significantly impact construction in resort communities. Mitigating these impacts involves careful planning and scheduling.

The foundation of success in this landscape is planning ahead. Our schedules are built with the seasons in mind, not in spite of them. Long lead items such as windows, doors, appliances, specialty finishes get tracked early. We build contingency into the plan from the start, so when something unexpected comes up we are ready for it.

The result is that we are able to build year-round, and we do it smoothly. The mountain environment is part of what makes Sun Valley so special. We just make sure it never becomes a reason your project gets off track.

Sun Valley asks a lot of everyone who builds here, but the homes that come out the other side are extraordinary, built to last, and built around how you actually want to live in this place.
